For homeowners in Mississauga, Oakville, Vaughan and Toronto, comparing those jobs as if they were the same can make online prices misleading.

Build your budget around the scope

A powder room refresh, a full bathroom renovation and a primary ensuite have different requirements. Start by deciding what will stay, what will be replaced and whether fixture locations will change.

Allow for the complete job: demolition, preparation, waterproofing where applicable, fixtures, finishes, installation and disposal. Identify product allowances and unresolved work before comparing totals.

Define the room before choosing a budget

Write down the room’s approximate dimensions, whether it has a tub or shower, and which fixtures you want to retain. Decide whether the project is a surface refresh or a full renovation. Include photographs of the whole room and any visible damage. A contractor can give more useful guidance from that information than from a photograph of a finished bathroom alone.

The choices that change your estimate

Layout is a major decision. Keeping the toilet, shower and vanity in their existing locations can simplify the work. Moving them requires a review of access, plumbing routes and the room’s structure before a fixed scope can be confirmed.

Ask how preparation and hidden conditions are handled. The written scope should explain demolition, disposal, surfaces to be repaired, waterproofing work where applicable, installation and final finishing. Unforeseen damage should have a documented approval process before additional work proceeds.

Keep tax and a contingency visible

Ask whether each estimate includes HST. Ontario’s current HST rate is 13%. A pre-tax $25,000 example becomes $28,250 with HST. If you choose a separate 10% planning reserve, the combined planning amount would be $31,075 when the same tax assumption is applied to that reserve. This is arithmetic for a hypothetical budget, not an RMC price.

Choose the reserve to suit uncertainty in your project; no percentage guarantees that all unexpected work will be covered. Keep structural changes, hazardous-material remediation and major repairs visible as unresolved items until assessed.

What to ask before accepting a quotation

Request the same information from each contractor: the work included, product allowances, exclusions, tax treatment, anticipated sequence, payment milestones and the process for scope changes. Confirm who will check applicable approvals and inspections. The requirements depend on the actual work and should be checked before construction.
